1. Low Risk - Purchase fully remodeled single family homes in Phoenix for 100% of appraised value and get a tenant on day 1 to pay the full mortgage and provide 20-25% non-refundable down payment. Tenant will be in place until property is sold. 3% compounded growth is guaranteed so you have guaranteed appreciation and cash flow. Positive cash flow above mortgage is split between the lease holder and the owner.

2. Higher Risk and Higher Reward - Purchase fully remodeled homes for 100% of appraised value and get a tenant to provide a down payment and a guaranteed 4.5% cash flow. The upside is not limited, you only pay 1% appreciation per year and keep all of the rest of the upside. Positive cash flow above mortgage (4.5% interest) is split between the lease holder and the owner.

3. Highest Risk and Highest Reward - Partner with a fix and flip company that plans on holding the homes for up to 10 years. Pay wholesale prices for the home and remodel work, pay a set fee for management and purchase of the fix and flip as low as 3.2%.

Benefits include all appreciation less 1%, 4.5% guaranteed cash flow, positive cash flow split above guarantee.
